Requirements:
Mid-Level Bachelor's degree in Civil Engineering, Construction Management, or a related field. 5-8 years of construction management experience on civil, transportation, structural, or building projects. Demonstrated ability to run projects through pre-construction, construction, and closeout. Working knowledge of construction contracts, RFIs, submittals, change orders, and pay applications. Familiarity with VDOT and municipal specifications and processes preferred. Excellent verbal and written communication skills. Valid driver's license in good standing. This is a field position for someone with an engineering or construction education who wants to be outside on real projects rather than behind a desk drawing them. You do not need survey experience and you do not need an EIT. You need the technical foundation a degree gives you and the willingness to spend your days on active construction sites in every kind of weather. You will start alongside experienced crew chiefs doing construction layout - roads, bridges, utilities, and site work across the I-81 corridor. Our intent is that inside the first year you are running at least some of your own work, and that within a few years you are a crew chief who also understands the design side of what is being built. Very few people in Virginia can do both. That is the point of this role. If you came out of a construction management, construction engineering, or civil program and the part you liked best was the site visit, this is the job that is mostly site visit. Description:
Racey Engineering is hiring a Project Engineer for land development. This is a design-forward role: we need someone who can pick up a site, carry it from concept through approved construction plans, and advise the Client. The emphasis is production. You will own the technical work on your projects - grading, storm drainage, stormwater management, utilities, erosion and sediment control - and you will be in front of counties, towns, and planning commissions getting them approved. A Virginia PE is preferred and it is not required. We care more about whether you can get plans through review than about what follows your name. There is a path to Project Manager here for someone who wants it, and there is also a long career in doing the technical work well for someone who does not. Both are legitimate at Racey, and we would rather know which one you are after. Duties and Responsibilities Specific duties include, but are not limited to: Carry land development projects from concept and due diligence through preliminary engineering, construction documents, and approval. Design site grading, storm drainage, stormwater management and BMPs, water and sanitary utilities, and erosion and sediment control. Perform stormwater modeling and apply the Virginia Runoff Reduction Method; prepare SWM and E&S narratives and computations. Prepare rezoning and special use permit applications - concept plans, proffer and condition exhibits, and the supporting narratives. Represent projects at public agency meetings and work sessions, and at planning commission, board of supervisors, and town council public hearings - including preparing the exhibits and presentations that go with them. Coordinate with county and town planning, zoning, engineering, and utility departments through review cycles, and write the comment response letters that close items out. Coordinate with VDOT on entrance permits, land use permits, and traffic-related review items. Manage sub-consultants for geotechnical, environmental, cultural resources, and traffic work. Bachelor's degree in Civil Engineering or a closely related engineering discipline. 6 to 9 years of land development civil design experience. Demonstrated ability to carry a site from concept through approved construction plans with limited supervision. Site grading, storm drainage, stormwater management and BMP design, utility layout, and erosion and sediment control. Experience preparing rezoning and special use permit applications, and appearing before public agencies at public hearings. Working knowledge of Virginia municipal codes, zoning and subdivision ordinances, and the Virginia Runoff Reduction Method. Proficiency with AutoCAD Civil 3D. Racey Engineering is hiring a Project Engineer for land development. This is a design-forward role: we need someone who can pick up a site, carry it from concept through approved construction plans, and advise the Client.

The emphasis is production. You will own the technical work on your projects - grading, storm drainage, stormwater management, utilities, erosion and sediment control - and you will be in front of counties, towns, and planning commissions getting them approved. A Virginia PE is preferred and it is not required. We care more about whether you can get plans through review than about what follows your name.

There is a path to Project Manager here for someone who wants it, and there is also a long career in doing the technical work well for someone who does not. Both are legitimate at Racey, and we would rather know which one you are after.

Duties and Responsibilities

Specific duties include, but are not limited to:

Carry land development projects from concept and due diligence through preliminary engineering, construction documents, and approval.
Design site grading, storm drainage, stormwater management and BMPs, water and sanitary utilities, and erosion and sediment control.
Perform stormwater modeling and apply the Virginia Runoff Reduction Method; prepare SWM and E&S narratives and computations.
Prepare rezoning and special use permit applications - concept plans, proffer and condition exhibits, and the supporting narratives.
Represent projects at public agency meetings and work sessions, and at planning commission, board of supervisors, and town council public hearings - including preparing the exhibits and presentations that go with them.
Coordinate with county and town planning, zoning, engineering, and utility departments through review cycles, and write the comment response letters that close items out.
Coordinate with VDOT on entrance permits, land use permits, and traffic-related review items.
Manage sub-consultants for geotechnical, environmental, cultural resources, and traffic work.
Own project scope, schedule, and fee budget on assigned projects, and report status monthly.
Support the bid and construction phases - RFI response, submittal review, site visits, and record drawings.
Check and mentor the work of designers and EITs as you grow into it.

Requirements:

Bachelor's degree in Civil Engineering or a closely related engineering discipline.
6 to 9 years of land development civil design experience.
Demonstrated ability to carry a site from concept through approved construction plans with limited supervision.
Site grading, storm drainage, stormwater management and BMP design, utility layout, and erosion and sediment control.
Experience preparing rezoning and special use permit applications, and appearing before public agencies at public hearings.
Working knowledge of Virginia municipal codes, zoning and subdivision ordinances, and the Virginia Runoff Reduction Method.
Proficiency with AutoCAD Civil 3D.
Strong written communication - a real part of this job is writing comment responses that end an argument rather than extend it.
Virginia PE license preferred, not required. EIT welcome.
Valid driver's license in good standing.

Preferred Qualifications

Virginia PE license, or the ability to obtain one by comity.
Hydraulic and hydrologic modeling – Hydraflow, HydroCAD, or equivalent - and CLOMR/LOMR experience.
VDOT LAD administered (locally administered federal-aid) project experience.

$85,000 - $102,000 per year. We hire this role at the Project Engineer or Senior Project Engineer level depending on your experience. This crew does boundary retracement, ALTA/NSPS Land Title Surveys, topographic and route surveys, and the deed and plat research that stands behind them. A large share of the work feeds our own civil design teams, so the topographic survey you deliver Tuesday is the basemap somebody designs on Thursday - and you will work directly with the engineer using it. This crew is deliberately separate from our construction stakeout crews, but overlap is possible for your career growth and depending on the scheduling needs. Racey Engineering is hiring a Survey Crew Chief for our engineering survey and mapping practice. This crew does boundary retracement, ALTA/NSPS Land Title Surveys, topographic and route surveys, and the deed and plat research that stands behind them. A large share of the work feeds our own civil design teams, so the topographic survey you deliver Tuesday is the basemap somebody designs on Thursday - and you will work directly with the engineer using it.

This crew is deliberately separate from our construction stakeout crews, but overlap is possible for your career growth and depending on the scheduling needs. If your background is layout and grade on active construction sites, look at our Survey Field Crew Chief - Construction posting instead.

Duties and Responsibilities

Specific duties include, but are not limited to:

Lead a field crew performing boundary, ALTA/NSPS, topographic, route, and as-built surveys.
Set and check horizontal and vertical control, establish datum, and verify calibration.
Operate manual and robotic total stations, levels, and GPS/RTK with electronic data collection.
Locate and evaluate property corners, monuments, and evidence of occupation - and document the reasoning behind boundary decisions so the next person can follow it.
Perform deed and plat research at the courthouse and online; read, interpret, and write legal descriptions.
Collect topographic detail to the density and accuracy the design team needs, and coordinate scope directly with our engineers before the crew mobilizes.
Prepare accurate field notes and submit them with daily time logs per procedure.
Maintain and inventory assigned equipment, supplies, and vehicles.
Train and mentor instrument operators and field crew assistants.

Requirements:

5 or more years of land surveying field experience, including boundary retracement and topographic survey.
Demonstrated ability to run a crew independently and make defensible boundary decisions in the field.
Proficient with robotic total stations and GPS/RTK (Leica, Topcon, Carlson) and electronic data collection.
Ability to read, interpret, and write legal descriptions and plats.
Working knowledge of Virginia survey rules and standards and courthouse research procedures.
Familiarity with ALTA/NSPS Land Title Survey requirements.
A valid, insurable driver's license.
Ability to pass a drug screening.

Preferred Qualifications

CST Certifications, Professional Land Surveyor license in Virginia, a Surveyor-in-Training certificate, or active progress toward licensure - Racey reimburses study courses and exam fees.
AutoCAD Civil 3D and Carlson SurveyPC for data software.
VDOT right-of-way and plat of highway experience.
3D laser scanning or UAS mapping experience.
Subdivision and land development survey experience.
OSHA-10, MOT, first aid, or CPR certifications.

Physical Requirements, Travel, and Schedule

Full-time, 8-hour shifts with overtime available. Based out of the Luray, VA or Roanoke, VA offices.
Field work in all seasons, including undeveloped and wooded terrain.
Ability to lift and carry a minimum of 50 lbs.
Travel throughout Virginia with occasional overnight assignments.
Must be able to pass a drug screening.

Compensation

$30.00 - $40.00 per hour, set by experience and licensure progress. Overtime and bonus opportunities are available.
