Description
Racey Engineering is hiring a Construction Project Manager to lead delivery on our municipal, transportation, and private-sector construction portfolio. You own the client relationship from award through closeout, coordinate contractors and design consultants, and keep the work safe, on schedule, and within budget.
We hire at the mid-level or senior level based on what you bring. If you also want civil project management or pre-construction and estimating work in your mix, say so in your application - we will build the assignment mix toward it
Duties and Responsibilities
Specific duties include, but are not limited to:
- Serve as Racey's primary point of contact for construction activity on assigned projects, interpreting the client's needs in the office and in the field.
- Facilitate progress meetings with the client, contractors, superintendents, vendors, QA/QC, testing and inspection, and safety personnel.
- Prepare and submit progress reports, advising the client team on budget and schedule impacts and forecasts.
- Read and interpret plans, and support estimating, pre-construction programming, bidding, and proposal development.
- Prepare, schedule, coordinate, and monitor assigned construction projects.
- Establish and run job processes - RFIs, change orders, pay applications, and the coordination of approvals, tracking, and follow-up.
- Conduct regular field visits to verify conformance to plans and specifications and address issues before they become delays.
- Manage project budgets, forecasts, and cash flow; review and process pay applications, change orders, and vendor invoices.
- Supervise the project team and mentor assistant PMs, project engineers, and project administrators (senior level).
Requirements
Mid-Level
- Bachelor's degree in Civil Engineering, Construction Management, or a related field.
- 5-8 years of construction management experience on civil, transportation, structural, or building projects.
- Demonstrated ability to run projects through pre-construction, construction, and closeout.
- Working knowledge of construction contracts, RFIs, submittals, change orders, and pay applications.
- Familiarity with VDOT and municipal specifications and processes preferred.
- Excellent verbal and written communication skills.
- Valid driver's license in good standing.
Senior Level (all of the above, plus)
- 10 or more years of construction management experience, including multi-phase and multi-discipline assignments.
- Proven experience mentoring project engineers, assistant PMs, and administrative staff.
- Track record of managing project budgets in excess of $5M.
- Experience supporting business development, proposal writing, and client cultivation.
Preferred Qualifications
- PE license or Certified Construction Manager (CCM) certification preferred.
- VDOT construction administration experience (Local Assistance Division).
- OSHA 30-hour certification.
- Procore, Bluebeam, and Microsoft Project or Primavera P6.
- Familiarity with the I-81 corridor and Shenandoah Valley municipalities.
- Previous work experience at an AEC firm.
Physical Requirements, Travel, and Schedule
- Based out of the Luray, VA or Roanoke, VA office. Hybrid, with the field and office split set by your assignments.
- Regular field presence on active construction sites, including uneven terrain, seasonal temperatures, and varying weather.
- Ability to lift and carry a minimum of 50 lbs.
- Travel throughout Virginia, typically 25 to 50 percent depending on active project mix, with occasional overnight assignments.
- Full-time, 8-hour shift with overtime as project needs require.
- Must be able to pass a drug screening.
Compensation
$85,000 - $130,000 per year, set by level and experience. Signing bonus and bonus opportunities are available.
